yes @Mike Jebo it's pretty good. I also have heard many of her talks and she is very knowledgeable. She has helped me with all my current mortgages and we are setting up the next 16 now. She also helps during tax time to tell me what I need to indicate in order to keep scaling up.

Hi Mike Jebo you may want to google Dalia Barsoum. I use with her and as you will be able to see she is a best selling author and works mostly with investors and is one herself. She has written many articles and spoken at many investor events.

Great debate I love this! Nice to see some opposing views. But for me personally I am a long term buy and hold cashflow investor and Toronto is too high risk for me if I only bank on appreciation and I have to pay into it each month. Not my type of investing. Though appreciation is icing on the cake, the cake is the cashflow. Mortgage paydown and tax reduction is also very nice. You can still find cash flowing areas an hour outside of Toronto ...though that too is now pushing outwards to about 1.5 hours but it is still out there for the taking just take a bit more looking and patience is required. You will also get the appreciation.

Have you gotten an appraisal on the property now that it has been fixed up? If the value has gone up you can speak to your lender and get a refi or a HELOC....
