Would you be willing to buy a 3 or 4 unit and live in one? If so that can help. Otherwise 20% is pretty standard but if you don't have the funds maybe look further away from the gta...

This is not firmed up yet ..... just one of the stupid things they want to do. But yes I am just as annoyed as you but doubt this one will actually go through not allowing us to raise rents after they move out. We need to join forces and stand against this bs.

Cherry is good and also George Dube. Both are highly involved with real estate themselves and work with investors. You can't go wrong with either option.

Hi Kolton Lynch , glad to hear you are thinking about your future. Real estate is my favourite type of investment and if you can find the right property go for it. What I would recommend though is to get a good team by your side to help you find a good deal and run the numbers and provide some financing advice as you are still very new. Depending on where you are looking a 2-4 Plex may be very difficult to find but not impossible. Find a good investor realtor (one who is an investor them-self and works with investors) and a good mortgage broker. Dalia Barsoum is the one I use she is great and will work out a plan for you based on your goals.

Brandon Smith It stands for vendor take back where the seller will carry the mortgage rather than going to a bank. The seller instead acts as the bank.

Which of the tenants are causing the issues? Is it just 1 or all? and what are these issues? It may be him too that is causing the problems as it sounds like he may not have patience to communicate effectively with them. I'd look into that as they may not even be that bad of tenants. If they are that bad and are the issue,by not paying or destroying the place you may need to go to the landlord tenant board. If it's something like pets or something petty that you can't do anything about in Ontario than that is that. As it sounds like you haven't experienced a situation like this before you may want to speak to an experienced paralegal first so they can tell you how the process works. But first find out what the landlord has issues with and go from there.
