@Randel V. if you find a great deal not on the MLS the money will find you, if you are looking at starting and don't have much money my recommendation is to try and find a great deal, put 5% down on something where you can live in part of it and rent the rest out .... Or slowly start renovating as you are living there.... My personal belief is if you can't at least come up with 5% you should keep saving and learning ...but that's just my opinion... You can use OPM (other people's money) but you should be bringing then something like experience or skills ....

Hi Randel V. There are some differences to note but some similarities as well. It is a lot easier to get lists in the US but due to privacy laws Canada doesn't offer the same level of lists you can get in the USA. Wholesaling is definitely not as prevalent in Canada and there are certainly not as many foreclosures / bank owned homes as the USA As for flipping, strategies those can be fairly similar such as the 70% rule Taxes and legal stuff is different as well The concepts are similar and the strategies can also be similar

Yeah it's definitely difficult to say who is the best as there are many great ones... I would say Don Campbell has many great seminars and books you can use to grow your knowledge but there are others too

Yes I remember you and your husband were there that's great! I saw a couple good ones with potential in Brantford that just hit the MLS but may need a bit of TLC

Hi Mitchell Morris you are in a great area for investing as their is talk about expanding the go train out into St. Catharines in the next few years. Hi Jordan George and welcome to BP. You are right to say that there are some really cheap houses in the US but you may also find some articles written by Brandon Turner himself on the dangers and pitfalls of buying these very cheap properties. Often they are in class D neighbourhoods and often the tenant profile is not so great. Also you will need to factor in supply and demand. Take Detroit you can buy a house for $500 but you will lose money there unless you're very very familiar with that market. Personally for me I still can find good deals in Ontario (though not 39k) but where I still cashflow well and also has appreciation potential. If you don't mind not being able to get to them within an hour why don't you look at Thunder Bay? There is a good university there and the houses are reasonable in price and rent is very decent as there is not much supply. I personally invest in Brantford which has done well for me in the past. The other thing to consider when investing in the US is that you may have a harder time getting any mortgages as you have no credit but I'm sure there are ways around this.

Hi Annabelle Lee , maybe speak to a good mortgage broker and see what they would suggest as they could have more of an in and relationships with many more banks than you trying to go into one at a time
