There are some good monthly meet ups in Canada that are very inexpensive and are educational only. Try this instead. Also I don’t believe you need 100k to get started I think you can get there with less. I definitely didn’t have that money saved when I started I scraped together 30k to buy my first rental property. Everyone needs to start somewhere and many have done it on much much less.

Hi Ralph Noack , being an investor myself in brantford ....adding a second bathroom for this type of investment will not make you more money so I wouldn’t bother.

Though I do always factor credit score into the equation and I sometime accept tenants with lower scores if everything else checks out, ..... in this case 500 seems really low so I personally wouldn't be that comfortable renting to them. However some questions you may want to ask yourself in the future; Do they know why it is that low? Are they able to articula that to you? Was there something specific that happened? Do they have anything currently in arrears when you look at the report? Any bankruptcies? Any loans from cash money stores? What is their income to debt ratio? How long ago were these items in collections? Is it just one or are there many more? I think there is more to a credit check than just a score so look at the entire picture. If I were you at this point I would keep on looking as there are many tenants and you want to ensure you place a great one that meets all the criteria.

Usually anything by Don Campbell is good and Canadian specific. I also read a couple good ones by Douglas Grey.

It took me a couple years to convince my spouse as well. His biggest fear was getting a professional tenant that would be a nightmare. His job has him seeing the worst in people sometimes. So eventually how we started was with his sister as she needed a place to live. That at least got us in the investing world. Then for the next couple properties I would pick out the tenants first get to know them and then buy a house for them to move into and rent. Now he has come around and is seeing the many benefits. This is no longer an issue as we have gained experience and he is seeing the investments grow and do well. He will never love real estate investing as much as me but he is supporting the goal and is starting to get more involved.
