Brandon White 3 bedrooms and 1.5 bathrooms plus a semi finished basement with an office which can be used as a bedroom and there were just some minor items to fix all under $2000 total. Brick exterior and approx 1500 square feet

Brandon White yeah you're right not where you live but you can look elsewhere. For example well you can do a fourplex in St. Catharines (Niagara area) or look at Brantford I have some property there that does decent. My last house I bought was for 165k in April and rents for 1300.

Hi Brandon White I am an investor living in Oakville and I am able to find cashflowing properties within an hour of where I live. I would recommend you expand your search outside of the GTA, learn the markets and speak to experts that are investing in those areas. There are still deals to be had but you need to know where to look and know your rental market well. Also if I can ask where are you living now? Could you house hack your first property ?

It's up to you at the end of the day but like others mentioned I would defiantly run her credit and background checks in addition to her fathers as she may have a ton of debt or bills that she hasn't paid and will give you a accurate picture of her

One of my renters did have a DUI and even though he was a good renter, his life in general was complicated and drama filled. A few months after him and his gf moved in, they broke up and her part of the salary was gone and then my house was too big for him and half the kids so I ended up letting him break the lease early to avoid possible payment issues and or an eviction for non payment. Luckily I knew I could easily re-rent this and now I have a great family in there also paying a higher rent. But looking back at it I don't think I would rent to someone with a DUi again as that is a sign of poor judgement and can translate to other life decisions they make... And as I am in an area with lots of renters I would disqualify this next time and find someone with no DUI.

Costa Rica is the next place I want to visit and like you I would love to escape the cold weather one day and be able to live of the cashflow once it is large enough
