Hi Kenneth Noronha for a 3 bedroom you can get as an average 1350-1550 depending on specific school areas and house condition, yard etc The average household income in Brantford is only about 40k so keep that in mind when buying rentals as rent should be a third or less than their monthly income (this is not set in stone just a good rule of thumb) There is a very high demand for 3 bedrooms (2 baths are less common at the prices I buy at) so you should be able to get to the higher end of that spectrum

Hi @Daniel Massicotte we have Claire Drage and Amiel Jelinek who are both well versed on the topics of JVs and finding money and money partners. Claire was actually one of the speakers at the Tony Robins wealth seminar a couple weekends ago.

Hi Kenneth Noronha you can still find good data on Kijiji as Brantford has its own location section or you can ask other investors that are in that market or investor friendly realtors. What types of properties would you like to know rental rates for? I can give you a ball park estimate on what I have seen in that area and what I get for mine out there.

yes @Nicholas Ernst I think the courses are worth it but most importantly it is being part of a larger network or like minded people.

I am not a member specifically but I have gone to many events as a guest and attend the inner circle meetings and those are all great.

I and 3 others investors also have started my own group called SO REIT (southern Ontario real estate investment training club) that we host every 4th Wednesday of each month. We had 81 people at our march event.

Either way, don't ever spend thousands or even hundreds on any specific training, as you can learn all this basically for free and the goal is to network and gain information that you will be able to use without breaking the bank on learning it. The more you are around other investors with the same mindset the faster you will gain your knowledge and you will end up taking action.

Yes they are legit in my opinion. I have a lot of friends that are part of the rock star club and have used their broker services. What exactly would you like to know ?

I went as well. There were 12000 - 15000 people and yes even though it was pitchy I ran into so many investor friends and we had a chance to catch up which was great. The VIP tickets were on sale for $69 so for that price it was worth it. Content was pretty basic but what else can you expect really with so many attendees. It needs to reach the largest audience. Over all it was a fun day, some parts motivating, some parts dry and boring , and that was fine by me. Jim Treliving, Pit Bulls' mini concert and parts of Tonys performance were some highlights that made it worth it. But let's not kid yourself they do attempt to sell you, that's just the event it is.

Sorry Ralph Noack didn't see the reply until now. They are all 3 bedrooms and need about 2k of work,nothing major but we also have been in the market for a while so we know when to act fast the last one I bought day 1 on the market it had 4 other offers and I removed all conditions. I hadn't seen the house my realtor did otherwise I would have missed it but we have done some with him so he knows what we want and I know the numbers i can get there. They are single families. I also stay away from downtown Brantford as that is either student rentals or otherwise the school zone is not that good so you won't get the long term nice families (yes there are exceptions I know) but that is my take on this market.
