Had a seller call in that sold the property but it is still in his name and behind on taxes. He can't get in touch with the person that bought it and doesn't want to take that hit on his credit. Should I just go ahead and put it under contract?

I agree to call them. Most investors lose out on deals by letting the call go to voice mail or screening their calls. Answer the phone solve the problem.

This is so true...I had a call come in from a craigslist ad that I let go to voicemail because I was writing some more letters. She left a message with property info and looked to be a good deal, but never picked up when I called back. Got on craigslist the next day and saw another wholesaler advertising the property smh. Answer the phone!

I love to hear these stories. Never give up because you never know when your breakthrough is coming!

I got a call from a yellow letter I sent out, and the lady wasn't interested in selling the house I inquired about. Instead, she is looking to sale a town home she owns. She said about 55k is owed on it, and is currently renting for 1100/mo. Recent comps show rents around 950 and two sales, one for 77k and one for 47k. I was thinking maybe a subject to, but I would like to hear some feedback on this one. What would be the best way to work this?

Thanks for the reply, and that makes sense Bryan K. Some people really dislike leaving voicemail.

I am trying to become more efficient with my business, and answering every single phone call seems like an inefficient way to screen leads. So I was wondering was it best to just let the leads go to voicemail which describes who I am, what I do, etc. I feel like this will qualify the leads that are truly motivated, and get rid of those that are tire kickers. Any thoughts on this approach?

Here's the scenario, the seller is an elderly lady that is moving out of state. She has agreed to sell to me, but is still working out her living arrangements out of state. Should I go ahead and contract the property, or wait until she has everything situated?
