I came across a seller that was looking to sell a 8 unit apartment complex out here in Houston. Problem is, I have no idea on how to evaluate the property to make an offer. I have the rent roll and P&L statement, since I know they will be needed. Can anyone here help me with this?

I am interested in this, and was wondering how would one go about finding the deals? Are there lists of owners you can mail similar to SFH marketing?

My biggest obstacle has been finding motivated sellers. I have a nice list of buyers that are actively buying deals every month, but no product. I know it is simply a numbers game, but it gets frustrating.

I called the VA, and the guy wasn't sure if it was owned by them smh. He said if it is, I would have to wait until it is listed to make an offer on it. What makes this even more confusing is that on the county appraisal site, it has the VA as the owner, but on the tax record it has the name of the homeowners. Nathan Paisley

A bird dog brought me a lead, but it is owned by the VA. Has anyone ever flipped a lead like this? It's in a great area, and I have a couple buyers that will take it off my hands ASAP.
