So I have ventured into the world on online marketing because even though it works, I know there has to be a better/more efficient way of gaining leads besides DM.  Has anyone here had any success with Facebook PPC for gaining seller leads?

This post is a good read.  I'm a DM guy that's taking a dive into online marketing, and considering using FB.  I have learned that you can't just push your offer on folks, you have to educate them.  Also, your website has to be able to convert the people that's actually clicking on your site.  A site that educates a seller has a greater chance of converting than a site that only says "submit your property info here".

You've been reading and studying long enough... Just take massive action, and I would also suggest a coach/mentor that is actively doing deals.  Fyi...I mailed 500 letters to delinquent tax owners and have one deal set to close this week and another under contract.  Just gotta take that leap.

It's listed on the county tax site @Andrew Herrig

@Andrew Herrig I'm mailing to delinquent tax properties that are absentee owned, and have a suit/judgement against them.

It's crazy how different response rates can be. I just mailed out 100 pieces, received 8 calls, and have a possible deal. I'm learning the more targeted the list, the better/more qualified response you will receive. But hey, could be the luck of the draw. Stay at it!

Reggie: are you saying the owner sold the property sub2 but didn't record a deed? What kind of paperwork or contract did they use and is that contract recorded?

Not to be a deal spoiler, but if the property goes to tax sale the owner of record will get all the excess proceeds (assuming the mortgage is really paid off and there are not other liens). So if the property is worth $75K and it goes to tax sale for $5K, the owner of record would get the $70K difference minus some sale expenses. TX is a tax deed state, right? Not a lien certificate state?

What's the status of the property? Is it vacant/abandoned? Rented? Occupied by the buyer?

To be honest, I might do a deal with the seller depending on if 1) what kind of contract the seller had with the installment sub2 buyer, and 2) if I could locate the sub2 buyer and work something out. Or if I could confirm that he is deceased.

If you insert yourself in this deal, you may find yourself head to head with the contract buyer that paid off the mortgage or his heirs. He/they could show up at anytime. Ask me how I know.

The owner told me that he "carried the note and the buyer paid it off". The property is occupied by the buyer, but no one can get in contact with him. I know its a deal in here somewhere, just need to figure out the steps to clear the confusion.
