How should I work this???

I got a call from a yellow letter I sent out, and the lady wasn't interested in selling the house I inquired about. Instead, she is looking to sale a town home she owns. She said about 55k is owed on it, and is currently renting for 1100/mo. Recent comps show rents around 950 and two sales, one for 77k and one for 47k. I was thinking maybe a subject to, but I would like to hear some feedback on this one. What would be the best way to work this?
