I have a seller that wants me to use the TREC contract instead of one I found on the internet that other wholesalers use. What should I add to the contract besides and/or assigns after my name? This TREC contract is really confusing.

The subject property is a 3/1, 1287 sqft, built in 1950, and needs 15k in repairs. Also, the owner owes 12k in back taxes. My initial offer was 18k, but they countered with 25k. I have a CMA attached, and all of the comps are within one mile of the subject property. What would be the most would you all offer for this property?
