Take it for what it's worth, but I sent out 60 letters and received 13 calls from expired listings. I hand wrote the address on the envelope and typed the letter in a red handwriting font. All the leads were underwater, so I just referred them to a realtor. Chris F.

I haven't took any info to a title company yet, what should I do? Jon Holdman

The seller and I came to an agreement on price, I sent her the contract, but the probate attorney said that I need to send a HUD. I thought the HUD was the paperwork at closing with all of the transaction info on it? Is this normal? This has been a drawn out process dealing with the probate process.

I'm working on a deal where there is a 26K child support lien attached to the property. The lien is because of the son of the deceased, but the brother of the deceased is the executor of the estate. It states in the will that if the son contests any decisions made with the estate, he can be removed from the will. So my question is if he is removed from the will, will the lien go with him?

She told me it has to be sold for the kids of the deceased trust fund. If I have my contractor go estimate repairs, can she take his estimate to the courts and get the price lowered? K. Marie Poe
