My first Wholesale

Early this month I sent out my first set of 250 letter and was contacted by a gentlemen and was able to put my first property under contract. this motivated seller was a guy who inherited a property from his mother threw her will and it was going into foreclosure. He contacted me and asked if there was anything I could do and so I took a look at the situation. I met with the seller put the property under contract, he gave me copies of the death cert, will, and a signed release form. I turned all the docs into my escrow agent. she looked everything over and told me that the property had to go threw probate first. So I then asked if she had a probate attorney and she put me in touch with one. I contacted him and he told me all the docs he needed to put the property in probate and I informed him that this guy doesn't have any money so how will payment work? He informed me that the fee will be attached to the escrow of the property since it will be sold and won't cost the property owner a dime to get started. I informed the gentlemen of everything and he was able to the property in probate and once it comes out of probate I will be able to reinstate the loan and wholesale the home. This was an interesting first deal but I'm glad I was able to help the seller navigate his way threw the process with out having to just give the home to the bank.
