@John Lee I would suggest that you identify a clear focus and business plan before you quit your job.  

What do you like about real estate?  Do you want to be a builder or landlord?  Pick one model to understand and work to master.  Without a clear focus, you will set yourself up to fail.

@Jalen Henningsen I live in Austin but focus all of my investing efforts in Dallas/Fort Worth for a few reasons 

1. Population Growth

2. Job Growth/Job diveristy

3. Corporate Relocations

4. Few geographic barriers to economic development

5. Large institutional capital investments across a variety of sectors (retail, industrial, MF & office.)

1. If you want to plug directly to the multifamily investor network in your market, I would suggest buying a few multifamily brokers a cup of coffee.  They should be able to tell you who is syndicating deals in the market and potentially give you insight into what they need to help strengthen their business. 

2. Always be learning!  As you learn the different facets of the business you will have a better understanding of everything that goes into finding and operating a multifamily deal.  Understanding these mechanics will give you a better sense of how you can use your skills to add value to an operator.

@Arturo Borges  I agree with @Lane Kawaoka. I would focus 50% or more of your time identifying the investors who are going to invest with you in the apartment.

Pros - Typically very few management responsibilities with triple net leases

Cons - Dramatically changing retail real estate landscape

The investors that i know who are successful investing in a wide range of retail properties specialize in retail investment.  I think that you can be successful investing in retail if you choose to focus all of your efforts and knowledge in this vertical.

@Alex Smith  Not far fetched at all!  The right company will be looking for someone with talent and work ethic who they can teach the skills of property management.  I would sell the skills you have obtained in recruiting that would translate to property management - organization, detail oriented, sales, etc

I would also look for roles with general contractors, finance (loans) & sales.  All of these would be helpful to building your skill set and knowledge as you build up your rental portfolio.
