@Wes Hudson  Wherever you want to invest for the long term, start there today.  

If you want to have 300 SFH rentals - buy a house and rent it.

If you want to flip 10 houses a month - start flipping houses.

If you want to own apartments - buy multifamily.

I think it is most important to pick a focus and then master the niche/vertical.  Having an expertise will put you in a position for long term success.

@Kagan Sharpe  Ethically, no problem.  Family dynamics and business can be complicated.  I would make sure to have clear expectations in writing for both you and your brother to reference during the course of the project.  This will keep you both on track and working towards a successful remodel.

A few questions to get you thinking...

Do you want to manage contractors?  

Do you want to put your capital to work?

Is there a return on your capital if you make the improvements?

Can you pay off your debt and make a profit if you sell as is?

@Daniel Achury  This is a specialized sale - I would look to build relationships in expat communities with a large number of Columbian nationals.  By the looks of the chart below (quick google search, unsure of how accurate) Miami, New York, LA & Houston look to be good markets to narrow your focus.  Do any firms in these markets specialize in working with Latin Americans?  Keep refining your approach until you have identified the right contacts for your niche.

1. Answer honestly!  Let the buyer know how you came to have their information.

2. Work with partners.  You find the deal and let your partner bring the credit/equity.  Share the profits.

@Maddan Pun  How are you going about finding deals?  I would evaluate the funnel you have created to generate deal flow and see if there is a way to optimize or improve it locally before you head off into an out of state market.

@Chuck Rhodus  Starting out, I would opt for the newer construction.  

Generally - Fewer capital expenditures, reduced operational costs and a better qualified tenant pool.
