Double checking my work and could use validation.  Thanks in advance!

When calculating the gross income using the current rent roll, how do you account for vacancy?  Based on gross income (actual rent), vacancy is already factored in, correct?

Example:

Gross Scheduled -$2,028,708

Vacancy (7% of gross scheduled) - $142,009.56

Other Income $29,889

Gross Income (rent roll) = $1,863,432.00

Gross Income + Other = $1,893,321.00

What tools is the group using to evaluate multi-family opportunities? 

Is there a xls, calculator or software program that you use to evaluate opportunities?

How many opportunities are you evaluating a month?

What routine or practice has been most effective for you to consistently evaluate opportunities and understand your market?

Thanks for the welcome Jo-Ann.  I have just started working on the beginner's guide and have worked through the calculators which are very easy to use.  The resources and support have been outstanding.  Excited to be with a group of such experienced and enthusiastic real estate proffesionals

Hi Kelby - That's a great question - I have not identified a market or city to invest in yet.  From what I have read on the site, I need to determine the best strategy to meet my goals.  I am familiar with Central Texas only from living there for quite a while, but I have no real estate experience in that market. 

Do you still have investments in the Bay Area? 

Is there anyone in the Bay Area that you feel would be beneficial for me to connect with?

What type of investments do you focus on?

Hey BP - Ryan Cox!

I'm from Austin and have been living in San Francisco for the past 3 years as the West coast director of sales for a technology firm.  I don't have any previous experience working in real estate or related industries.  I am looking to diversify my investment holdings and develop a real estate portfolio.  I have an interest in apartments but I am here to learn what strategy will best help me to meet my short term and long term goals and to learn from all of you.  My goal is to develop a cash flow business while growing equity.  My brother in law is a buy and hold investor who lives in Tulsa.  He turned me on to the Bigger Pockets podcasts and the website which have been a great place for me to start.

Looking forward to developing some great relationships and learning a ton!
