I've been around since 2002 and did some wholesaling. I think business cards were 10 years ago. Go to local real estate clubs and develop relationships and get the investors on your email list and to follow you on instagram and fb. Build up the list and find good deals to send out.

I've been around marketing since before 2000 and real estate investing since 2002. Specifically with lead generation. You'll want to qualify them way more and find their motivation and pain point. That sounded like a cold lead.

Decide how you will stay in touch with people whether it's email. Facebook or Instagram. Use a great headline and qualifying content to get the right subscribers.

Keep in mind everyone has problems and vacant people often do so they could be motivated. For sure remove the returns from future sequential mailings.

Getting a foreclosure list for your local counties and door knocking and direct mail has worked for a long time.

I think it depends. As you likely know you have to disclose it. I've seen good friends after years find out they need earned income in the business so they get a license. The cash flow takes awhile to build for most. At some point your cash flow may add up to a lot and you'll focus more on the investor quadrant.
