Yep take all expenses and all rents and see the cash flow left over. Make sure to factor siding. Roofing and big expenses and vacancy

A lot of phone numbers are. Cell numbers now with caller I'd unrecognized numbers. Make sure your headlines and copy speak about motivation. You need motivated sellers. Not curious sellers. Follow up and use situations that have motivation Can't make payments Divorce Can't keep up with bills etc As months go on they get motivated

Just connect with others who have the relationships and have done it for years. Many know investors with money in ira's

Get that list narrowed down with the first mailing then do lots of followup. Followup is what most don't do. Motivation builds over time.
Back in the day was doing click2mail and it took a few minutes. Pretty easy
