I would spend some time with the title company to find all the ways it can fall apart before even starting the process. There are a lot of moving parts.

You could try paying a little and working with an appraiser who has access to the mls.
I had a lot of tenants for a lot of years and it never happened. Is it worth your time to fight it? I could get scratch and dent nice appliances for $200.

I would suggest building a foundation of properties of focusing on cash flow so that way you can decide if you want to live on passive income someday.

I would spend some time with the title company I use to get paid my invoices at time of closing Also there can be seasoning issues with lenders if it's not handled right

I have been around real estate investing since may of 2002. Wholesaling was kind of what I was known for but I did it differently without contracts. Non mls. It's crazy but looking back my dad and I could get 20 calls in the 1st hour back in the day like 2005. I networked with everyone including real estate clubs. I got everyone on an email list. I found wholesale deals and I sent out 50 to 200 and the phone rang and people wanted on my list and to supply deals to my list. It works great and the goal is to control the supply and demand.
