I would try to buy around 15%-18% yield, if not, there are plenty of other notes, give me a shout.

Read and network, definitely attend your local REIA or meet up. This will put you light years ahead of your peers.

I agree, it sounds good, definitely like @Corey Melkonian have an exit strategy. You may think about putting in an extension fee  clause for 12-24 mths, if they are not able to balloon you in 5 years. But did you set terms longer and added a balloon? Or is the original loan a balloon? Additionally, in case you need to acquire the asset, how much is house worth?

"Notes" are promissory notes aka "mortgage note" on a home, and there is a side of real estate investing that buy and sell mortgage notes for good sustainable passive income as well as lump some cash.

The first you did right off the top was not rush into something and spend your money. Take a deep breath and think. I have found there are multiple ways to create passive income in REI.
