You could talk to the lender and try to settle for a lower amount then wholesale the property to an investor. Your investor is going to need need at least a 20% cushion in the ARV to validate his purchase.

Congrats! Welcome to BP!! I invest in notes secured by real estate, I find this side exciting and lucrative. Additionally, I don't have to deal with tenants, toilets and trash. While still achieving good passive income.

Welcome to BP! Good to see a fellow Houstonian! I invest in the notes side of the business. I personally prefer it because I am able to get a passive income but not with all the stress of tenants, toilets and trash.
