Hey @Marci Wilson the advice @Aaron Wyssmann gave is spot on. I was faced with the same option. Then I went a completely different direction and started flipping the paper side, because I could use a lesser amount of money and generate the same impact in less time. I would love to share with you what I have done and see if it could be some benefit to your investment career.

Hey Steve, I guess what is your end goal of what you are trying to accomplish in REI. I come from the paper side of the business and if you are trying to turn $50K in to some decent cash flow streams, then I am confident I can offer you some alternate options that will net you the same results. You could get a loan with more down, nevertheless I would go back to the why are you investing? And, could there an others way to accomplish you goals with the same investment you have.

Network with others and get a mentor and generally free and have a 100% ROI because of the initial investment of $0. It will cost some time, but there are more efficient ways than most of the seminars. Keep networking and learning from Bigger Pockets and local REIA meetings, even on MeetUp.com will get you connected with others as well. With the information age at its finest, it more practical to gather the same information for free.

Education is good, when it is the right education. You will definitely find good reviews on here. I personally invest in the note space and have a mentor. I would suggest you do the same. They will help you navigate this area of investing or any other to be honest.

I currently work in Outside Sales, even in this industry, they look for a degree...it's sales, ridiculous. I'm not that excited about my degree, however statistically you can a have better job. 

Nevertheless, I would say it depends how hungry you are, if you are TRULY going to run after investing and waste no time. Then chase your dream, if not, school will by default get a little better paying job but it honestly it isn't a land slide. There are some brass knuckles jobs that will pay more than the average professional job - i.e. the oil field or any manual labor type of job, or even a trade and you will make some descent money as an employee and have minimal expenses to surpass with passive investments.

At the end of the day, it is going to depend on your dream. You will save a lot of money not going to school, but if you are going to lazy in chasing your dreams, then it would better to go to school and pursue investing while you have plenty of time in school.

I hope I made some sense there.
