So as a newbie investor I was curious about how long you give your prospecting before you change up the tactics. For example, I’m new and been driving for dollars writing letters to physically distressed properties. I’m getting calls from the letters but it’s usually owners saying they’re fixing it them self and want an astronomical amount for their home. As an agent I ad them to my off-market list but that’s it. It’s only been 60 days and I’ve gotten some “near nibbles” but I can’t tell if refining my tactics would work or if I just put my head down and keep pounding pavement. I’m also only on round 2 for most of the letters so I know I should hit them for 6-8 times before I really get critical but

I work a full-time job and am licensed. My goal is to make being an agent my full-time job because it does cast me money and efficiency but I feel safer having some income and working my *** off than going head first in a tough market.

My first question would be: are these things making the phone ring? If they are what are you saying to the people who call? If they aren’t start there.

I would say it depends on your risk and desire to actively invest. Thinking if your current tenant leaves and for whatever reason you can't rent it out for 3-4 months does that hurt your family? Are you comfortable investing long distance? I know a lot of people are pouring into the midwest for cashflow and with 600k + in equity you could turn that into a nice apartment building and not be hurt by a single vacancy and probably increase your cashflow.

I wrestled with the financing and loans and stuff for a while too. Yes you want to buy at the steepest discount to ARV - Cost if you do that it wont matter if it's 100% financed with owner. They make their "extra" money off the interest and holding the note. What i probably wouldn't do is tell an owner to carry a note and say you'll hold it for x year knowing you're going to refinance them out or sell it quick.

All inclusive trust deed or Wrap financing. More of a commercial thing and some loans will have a due on sale clause the lender could call in.

Look into Pat Hiban's real estate toolbox. There is an agent that's running facebook ads and generating lots of leads. I used an exact copy of one and over a week generated about 40 leads at 2.10 cpc. They're lower quality looky-lous but it is a numbers game.

You don’t need a dream team. I started driving a month or so ago targeting distressed properties and have a pretty high response rate. Closing my first wholesale deal after a couple deals fell through. I work full time. But the money off one wholesale deal is equivalent to 3 months salary. I’m hoping to land a few more this year and be able to do it heavily as I start buying my own deals.

Thanks guys I appreciate the welcome (back). Currently locking up my first whole sale deal. When it closes I'll put it in the success stories area and hopefully I'll have a lot more deals coming as a wholesaler for those of you who are flipping and or holding.

My strategy is simple. Drive. Mail. Call ... till I get told to go take a long walk off a short cliff.
