@Nicholas Zumwalt I would love to. I'm in springfield/Eugene area cottage grove isn't very far. My longterm goal is buy and hold but i think flipping/ rehabbing is my best way into real estate.

I just wanted to see who here is in Oregon and or Eugene/ Springfield specifically who’s into rehabbing. I’m getting ready to embark on the journey and wanted to know what you guys are seeing. What market you’re in (lower price, higher price). What you guys are seeing a lot of and if you have any advice for a noobie.

Hi!

I’m looking for flippers in the Eugene area specifically but I kind of know the I-5 corridor, who might be interested in doing some projects together. I’m an industrial contractor (I’m pretty handy doing things), I’ve been a licensed realtor in Oregon (know my numbers pretty well), and I just pulled out a heloc on my primary residence so I’ve got some skin in the game ( well it’s in the process but the lady said should be fine just waiting to hear back from underwriter).

Ideally looking for someone who wants to do this seriously who might have a bit of a foothold in the area already or looking to ramp up number of deals.

Don’t get a preapproval letter get a proof of funds letter. Talk to your hml and ask them what they’re willing to lend on with you and if they would be willing to get you a proof of funds letter/statement so you can close more deals quickly.

I was curious how to identify the small multi family buildings in my selected area. Here’s the caveat, I’ve tried list source, another list website, I’ve called title companies in the area to see if I could buy a list from them but they said they don’t categorize properties that way and I’ve tried zoning areas. I would like to build a list of 5-20 unit buildings in the area to be able to reach out to owners and I’m not sure how. Would my next option be brokers? How do I find the active brokers dealing with those properties? LoopNet doesn’t have much.

Any help would be appreciated.

Following. I'm in the same scenario (minus the duplexes) I'm looking at pulling out a HELOC on my primary before or after paying down debt, and asking around i've gotten mixed input but more on the pay off debt first.

I would like some ideas as to what more can I add into my routine.

So as far as education goes I’m a former broker spent about 3 years licensed (mostly doing work for other brokers) but I’m familiar with how the whole process works and what not on transaction side.

I let my license lapse because there are requirements I’ve found make people suspicious. As a broker When I’m saying I’d buy their house they got a little weary. Figured it was best to just separate the two.

So anyways, right now I've got a carrot.com site set up. Took advantage of their 3leads a day teaching and I'm working on the video part. I think I have my SEO set up pretty good but not paying for AdWords just yet. I've got a DealMachine account and d4d twice a week at least depending where I'm working (I'm now a traveling welder). I've got a bit of debt to pay down before I start dumping a ton of money back into advertising and I also plan on pulling out a HELOC on my primary when the debt is paid down. My question is, what more can I be doing to start building momentum. I've reached out to wholesalers to get on buyers lists and to brokers to set me up on drip campaigns. Who should I be talking to? What more can I be doing? I feel like I'm missing something I can do not necessarily to accelerate things but to build something that eventually is overwhelming with leads/ business.

I would be careful doing anything different for these tenant. If you change how you treat them or what you charge them over any other tenant you could be setting yourself up for a law suit.
