Hey!

My wife and I are occasional flippers with 4 under our belt and we typically use a heloc on our primary to secure hard money and pay for rehabs.

I own a plumbing company I’m just getting off the ground and know the money will be there eventually but could be a while.

My mother in law lives in CA (I live in oregon) and they have a few rentals plus their primary that they have 1million plus in equity in. We just had a baby and I’m looking to expedite the flipping growth and they said they’re willing to loan us that money I just need to figure out how and not have it cost them a lot.

I’ve looked up bloc or cloc and I understand them but the cross state stuff seems to be an issue and I’m curious if any of you experts have any advice.

If you're someone who believes that they can time the bottom or at least get close and believes they're able to see "blood in the streets" i have one thing to say to you. You're totally right!!! Keep waiting, you're going to do great. In the mean time i've bought and sold two flips since march both very successful and I plan on doing at least two more this year.

I frequently come across these smaller lots that would seem to be perfect small multi developments (duplex-quads) and i don't know enough about them to know if i have a deal. They never last long so i'm assuming they're good enough deals but i'm not sure who they're going to. I was curious if there are any developers in the area who could offer some input into what to look for and what to look out for and maybe what the costs are for the area to develop. 


For example, i came across a lot today with a 650 sqft house on it that is a complete tear down. It's a quarter acre corner lot 5 minutes from the campus and the owner is asking 100k for the lot. He said he had some engineers through a while ago that drafted some plans for duplex's and there are other duplexes on the block. Seems like it would be a great deal but i just don't know.

Sounds about right. Just more postcards sent out and maybe a carrot.com website.

@Michael Barnhart Thank you! We closed on the flip and have started on building our marketing systems. Had a call with Ryan Dossey and his team and will be looking to jump into some major marketing tactics to pick up a few more this year.

@Joseph Crunkilton for this one it was direct mail. I started SEO a few months ago and will continue to work on that over the next few months pretty heavily. I currently am number 1 - 7 in most cities im tracking. I thinking in Eugene and Salem i'm 5 and 7 respectively atm. and junction city, springfield, harrisburg, albany i'm 1 or 2. I'll start doing some ppc now that i'll have a budget for it but i haven't yet.
