Not sure why i can't get the @ to work but @Greg Dickerson i had a question about how you found the water shutoff list and code violation list. I have been scowering my county website and called in a few times but i've only been told they don't have that list. Any Advice? 

So far i'm driving for dollars using deal machine app. Sending postcards that link back to my website and i'm getting visits but nothing yet (only been about 3 weeks). So i was hoping to really target those lists mentioned above.

This is not common but also not unheard of. You don’t know the sellers reason for selling. When I was an agent I had a seller want to sell his property for a 10th of the value because he was going through a divorce and didn’t want his wife to get any money. He was well off with his own stuff so he didn’t care about this one property. I’ve also had a family trust try to sell really really low because the rest of family was a bunch of dirt bag drug addicts and he didn’t want them to get a lot of money off their mothers death.

Sure it might be concerning but doesn’t mean anything unethical is happening per se. if your margins work and the wholesaler has been in business a while it might be one of their unicorn home run deals and you’re the beneficiary. If they’re new I might look into deeper.

Just my thoughts.

I would say use your job as a challenge. If time is your limitation and not money or knowledge, learn how to grow a team. Use your stable income to hire a VA and teach them how to search for deals. Use your stable income to get your passive lead generation going so on your limited free time you can just do the fun stuff. Use your stable income to find a partner who maybe has time and not the money to do the marketing and leg work that you can't. You will be much better off in the long run. And by the time you can actually quit you have a well oiled machine up and running.

Take it from someone who has waited, don’t. Your background is no problem as long as it’s not something that can reoccur and jeopardize your freedom.

I’d say while you’re educating yourself ride/bike/walk your neighborhood and start looking for houses you could flip. Write a letter, knock a door, see if there’s a house you can buy. Worse comes to worse you get zero houses and in a year or two you’re in the same spot, which is the spot you planned on being in anyways. If you found a house, a deal, now you could find a partner and or the money to get it done. Guaranteed.

A wrap or aitd (all inclusive trust deed).

Have him carry the equity and finance the 77k traditionally.

Um.... think that’s all I got right now.
