Do both. Prospect for properties as if to wholesale them and where the spread isn’t good or the situation doesn’t call for it aka a good home with owners who took care of the property and what not just do standard real estate sales. Have to be slick with your offers and wording so as not to offended people but still uncover what their need is and what would work best FOR THEM.

Adam, I’m starting as a wholesaler. I’ve contracted my first deal and looking to turn it. I would like to buy a duplex/ triplex sometime in the next 60 days. The market here is ...busy to say the least.

I’ve found the simple handwritten letters get me the best response. “My name is ——- I was curious if you would consider an offer on your property at 1234 main st.” Most are tire kickers who don’t need to sell but I’ve got 3 good leads in 30 days sending 20 letters a day.

I’m not sure I’m the best to give advice at this point. My strategy is shotgun arm. I drive for dollars. Cold call. Targeted mailers. So far mailers are the best response here.

Hi guys! My name is Robert Jenkins I’ve actually been a “member” for 10years but I don’t believe I’ve actually ever written anything. I got licensed when I was 19 in 2007 in Los Angeles I worked residential and I worked a few years commercial with Marcus and millichap. When I was 24 I had a friend pass away who made me promise to go back to school so for the last few years I’ve been working on graduating and keeping that promise. I wanted to go to school in Oregon (Go beavs) so my gf and I moved up and bought a house in 2015. I’ve been working a regular job and absolutely hate it but it has paid the bills. I got licensed in February out here in Oregon and have been prospecting like crazy. In the works on my first wholesale deal and hope to be doing a lot more while listing the ones I can’t wholesale. I am looking to buy and hold properties and I would like to eventually get into larger multi family having a background in it. Anyways, that’s my story if I can help you guys in anyway feel free to reach out.
