@Chris Burcher absolutely, I've got a few contractors I prefer to use for investors that work with me when they are investing from out of state and don't have any connections here. Hey @Jasmine Calin, have you thought of short term renting? Airbnb might be a great way to rent that room and possibly increases your gross rental income if you currently only rent the room for the long term. Just an idea, hope it helps

Hey @Chris Starling, I'm curious what is your timeline when you are saying you are doing a live in flip? The first thing that comes to mind is the time requirement is probably to restrict unlicensed contractors from buying a property and 'living in it' long enough to do the work and sell it. That would be a very clever work around from getting licensed and bonded for work over $30k. Just my perspective on the matter, my background is in contract work and construction. I could be wrong though

Hey @Chris Burcher, I can see where you have included the purchase price and rehab estimate but the major number I am not seeing in the comparison is what the ARV is after renovations.The ARV drives what you can recapture financially by refinancing the property. That could drastically change your CoC returns. I would imagine you would have a better chance with forcing appreciation to get better CoC than to purchase a new build at market value. I would love to dig a little deeper in this with you because I'm sure I am missing something and would like to better understand your perspective.
