From what I've been seeing, it all depends on your investment strategy. Some strategies work with the way the market is where others will probably be difficult to hit the numbers that an investor requires. With the housing inventory so low, at least in Charlotte, and with there being so many more buyers because the low interest rates currently; the cost of homes are being driven up. 

I'm curious to hear anyones strategy that is able to still make work for them when the homes have had some serious forced appreciation due to the supply/demand situation we are in?

@Jan Teel are you aware of what the median rent is for that area is or what this home may rent monthly for? My investors are looking for a specific cash flow return on their properties

Good morning all, I just moved to Charlotte about 4 months ago with my wife and 3 kids. COVID-19 hit my small business really hard in Arkansas and I ended up closing the doors so to speak. It was a good thing ultimately because it made me realize I wasn’t living where I wanted or was doing what I wanted as a career. I chose to become a Real Estate Broker about 3 months ago because I’ve always loved real estate and wanted to break into investing for myself as well. I specifically want to only work with and assist investors and am looking to help out in any way I can.

COVID has made it pretty difficult to network so I was hoping to connect with local investors here and like minded people!
