@Idriss Guindo

What is your investment strategy? I'm helping investors purchase investment properties in the Charlotte area that are $80-$150k. There are opportunities, where you will find them depends greatly on what your strategy is.

Hey @Lev Platsman, I agree with @Valentina Naumenko! You just have to have the right team. I work with quite a few out of state investors that want to invest in Charlotte, NC. My team and I specialize in working exclusively with investors so we have everything in place to help from start to finish. You will want to find a team similar to mine in whatever market you choose to invest in and I guarantee the distance will be no problem at all!

Hey @Ivan K., I would have to agree with @Peter Volk. With the exponential growth happening in Charlotte, you are not going to be able to avoid crime. It certainly isn't bad enough to deter you from investing here if you are cautious of which neighborhoods you invest in and have a great agent to help you along the way.

I agree with @Jay Hinrichs and would add one more. Proof of income! If you are a 1099 contractor aka self employed/entrepreneur without 2 years(sometimes 3 years) of past tax returns for your current business; in my experience, it is very difficult to get approved for a home loan.
