@Brandon M. On the social media side, you could quickly promote your business with any promotion you want. Test them for a couple of weeks at $5 a day and see what message works and what doesn't.

Ad Ideas: 

1. Sign up, refer a friend and get X% off of one months storage

2. Sign up and pay a year in full and receive 33% off

3. Incentivize your clients to become long term tenants, stay 2 years get one month free. Or renew your account for 6 months and receive a free restaurant gift card. Pay on time for 12 months straight and get $25 starbucks card. Use the autopay feature (making them pay on time every month) and Instantly get $50 off your first month.

The amounts I used are just examples. They may or may not be effective. Just trying to help you think outside the box.

@Kristin Whitfield If no one jumps in to give you a specific referral, one suggestion I've heard of was to go to loopnet.com and search for commercial property in your area.  See if you can find the listing agents...then just contact them about some assistance.  Hope that helps and all the best in your search.

Hey @Wayne Woodson I'm a new agent too and in the same boat as you.  There's some really good suggestions on this thread. I'll add that I have been acting like a wholesaler in the sense that I'm identifying a reason why someone would need to sell their property and targeting those folks. I subscribe to data on mortgage/tax default, divorce, etc because I know those (extremely unfortunate) life events are more likely to lead to a real estate transaction.  PM me if you'd like to know more.  All the best.
