@Account Closed SF rent control is pretty solid. There aren't many ways to get around it. Buildings built after June 1979 are exempt. However as you know many available units were not built after June 1979 and therefore apply to rent control. Section 8 tenants have an exception but only to a certain extent. One landlord I worked with had obtained an exemption from rent control by upgrading his building sufficiently enough that the city granted him an exemption. Not sure to what extent he upgraded his building or, for that matter, who he might have known at the city to get the exemption approved, but that may be one avenue to consider if you're really focused on owning rent control property in the city. Not sure if that helped but I'd be happy to try and answer any other questions you may have about SF rent control.

I'll be there!

In / Out of State? Both. Long term I'm interested in cash flow.

Strategy? Flipping and 'buy and hold.' I'd like to accumulate capital via flipping to obtain more cash flowing 'buy and holds.'

Type of properties? I tend to favor 2-4s, however, cash flow is important to me regardless of unit type. Would eventually like to obtain 5+ but that's in the future.

Looking for? People who would like to network and provide value for mutual success. I don't have much to give now but when I do I want to reciprocate.

Can offer / knowledgeable about? Section 8 housing, San Francisco rent control, general landlording, and tenant selection.
