@Account Closed One of the areas I'm looking more into is Rosemary Gardens, essentially the first neighborhood on the non-downtown side of 880 and 1st. There seems to be some decent value you there, especially with all you mentioned going on around Bay 101. But that's more for Single Family Investors. There aren't many multi's over there.

In general, you're right, Multi-family flipping has been crazy lately. I'm also seeing a bunch of properties that didn't sell 6-12 months ago that have been re-listed at 300k+ more in asking price. Same data...new price.

Still, there's enough out there for us to find.

Hi @Account Closed is clearly an authority on the San Jose rental market on this site, so I would definitely take note of his posts on the subject. And I agree with him in that you can still find deals in areas you're possibly neglecting. Not saying settle for D class neighborhoods, but perhaps it means re-defining your criteria a bit.

For me personally, I really like downtown SJ. Not just the Naglee Park area but the areas around the university and San Pedro Square Market have really been improved. Lots of multifamily homes and a high demand for rentals between students and young professionals. Plus, I have a soft spot for those old victorians.

Good stuff here. Just to add my .02, I can't say there is one "best" way to get leads. Instead, I focus on having several pillars that are constantly filling the top of my lead funnel. One month may be better for mailers and the other I may kill it at open houses. 

Examples Pillars:

1. Door knocking

2. Door dropping flyers, hangers, etc...

3. Open Houses

4. Geo Farming mailers/postcards

5. Cold Calling

6. Internet Marketing

Don't focus on one. Instead, model your business around at least 4 because you should never be dependent on one source for your business.

Personally, I've been expanding my internet marketing (with decent success) while limiting my geo farming. Cold calling/door knocking or dropping are significantly cheaper than mailers and have the potential to reach more people. And open houses are essential for someone like me as I try to establish myself in real estate.

If anyone wants more insight on the internet marketing just let me know. I'd be happy to discuss my current tactics.

@Matt Hendrickson I'm a newer agent, so the majority may or may not be doing this, but I keep examples of deals I've analyzed for clients. When I interact with someone who may be an investor, I'll bring up an analysis on my ipad right in front of them to show them I'm capable of doing the work.

I also ask specific questions of them to ensure they know I know the language. For you to find and vet them, it could be as simple as asking specific questions as @Chris Stromdahl suggested. Or it could be asking them to go the extra step and analyze a deal for you, bring it to the pros on BP and see if they pass.

@Joe Tinnerello Hey Joe! You may have to try a paid product that identifies issues that would lead to a real estate transaction. Rebogateway or Listsource might be what you need. I'm sure there are tons of others I just routinely see those two mentioned on the forums.

I'm definitely not qualified to give you a "what you should do" answer since there are many real experienced pros on the site, but...

You could always try a digital mentor:

1. Check out the forums on the topics you'd like to become an expert in.

2. See who is frequently posting content that ends up answering questions you have.

3. Add those people as colleagues

4. Follow their posts and engage with them with specific questions relating to issues you're currently having

5. Apply the knowledge and report back and see if there's more that can be done.
