 Welcome to BP and congrats on your two purchases! Sounds like you've done pretty well so far! 

My advice would be to seek out areas of the still developing bay area. I'm shamelessly a fan of downtown San Jose (and surrounding areas) and think that there's decent money still to be made there long term. It certainly depends on what type of investment you're looking for (multi vs single family) but I would keep my eyes open for any duplex/triplex in these areas.

I would have to agree with @David Schach. Your mortgage payment may be really low (which may be all you're looking to get out of this transaction) but your actual cash on cash return would be really terrible.

If I were you (and looking to to maximize my investment potential) I would still consider selling and buying into the duplex but not putting nearly as much down. Then with the remaining funds, allocate some to a secondary investment property (which could be something an hour or so away--think Hollister, Monterey or Salinas) where your dollar can travel a little father for similarly sized units. In other words, why use all your cash to buy one when it's more than possible to buy at least two leveraged out.

Hey @Thomas Seay welcome to BP! You're definitely in the right place to learn ALL things real estate.

I would suggest you check out the BP store http://www.biggerpockets.com/store and get a copy of the Book on Flipping Houses & The Book on Estimating Rehab costs. Very detailed and very informational for the novice flipping investor. 

As for acquiring more rental properties, (in my opinion) it's best to team up with an agent who understands the market in the areas you're looking to invest in. They should also have a team ready to assist you in every phase of the transaction (lender, inspectors, etc...) Furthermore, that agent should be able to find & analyze the deal for you as opposed to the other way around.

 Hey Joey, anything north of San Jose on the peninsula side will be expensive.  Alameda county is fairly priced, with the exception of Fremont, which is getting more and more expensive. Morgan Hill/Gilroy and farther south Hollister (which is at the one hour commute mark) are definitely more affordable.

 She could consider a condo in downtown SJ for around that price. The commute to Mountain View through Foster City would be about 25-35 minutes from there. I'd also be happy to help her find a rental if she would like some assistance. Feel free to reach out.
