@James York we have -8 properties and have always provided yard service Never a problem

@Joe Prillaman joe. Did you rent them thru vrbo or Airbnb? If so did you have to give a refund?

So just to be clear you would collect payment from basically today even though they move in April?   My realtor thinks he’s a good candidate and I should not charge in until April 15.  I personally do not agree with that

Need somebody with experience and wisdom. I have a 2/2 nice unit. $1285 month. Single tenant is a great candidate. Money is there and 7 years at current job and 6yrs at current address. He wants a move in date of April 15.... 5 weeks always!!! Would you accept this? What is normal? Pat now and move in 4/15? Meet half way?

Thank you all for the input but I’m with Alan on this.  My accounting background says that the difference in rates is not a dollar for dollar trade off.  It really has nothing to do with the 15-30yr loan but more that he thinks the interest rate is a non issue

So I’m trying to buy a rental unit with 15yr loan and I tell my realtor I’m trying to get a better rate on my loan. He proceeds to say

“ why are you worried about the rate, it’s a write off “. This comment really worries me coming from somebody in this industry for 40+ years. I think it’s a REALLY bad comment. Am I wrong to question his expertise?

We have several VRBO rentals. I would think that a nice comfortable bed would be a huge issue for anybody wanting to rent. We have a Craftmatic bed at our own home and have had it for 10 + years it’s like brand new and we absolutely LOVE it Has anybody put one of these in their vacation rental and advertised it as such?
