First time selling a property and I don't know how to figure out the ROI. Anybody willing to try?

SFH purchase in 2012 325k 25%down. 15 yr loan

20k Remodel

Cash flow avg 4k yr

Sold 7yrs later for 382k.

Paid 23k in closing costs

Received check at closing for 210k

STR Property managers are simply schedulers. Don't let a scheduler take your profits. Either self-manage like many on here do, or hire an inexpensive offshore PM who works US hours & speaks eloquent English (that's what I do). Mine can set door codes, message (or call) guests, schedule cleaners, adjust the thermostat, monitor my cameras, & call a plumber just as easily as a local PM can, for 1% of the cost

Hire good cleaners, a solid handyman & befriend some helpful neighbors. Save your money on PMs & pay these people well instead. Call me crazy, but I prefer to spend my money on people who will actually see the inside of my house, not a scheduler

I have a full-time business I run up north and have 16 doors/multi in the Sarasota area -three are VRBO

My wife does the three VRBO but she really does not enjoy doing it from a distance. When we retire and live in Sarasota she is the person to do that she loves the interaction and contact with customers when she can be there to take care of the properties in person. Me being the wonderful husband and I am im trying to lighten her load😇. I’m very business oriented and it kills me to give up a percentage of income for something that we do already quite well...but you really have to look at quality of life. And if a PM can get me some extra rentals to offset their cost that’s a win!

We currently self manage our VRBO’s in Sarasota Florida but are seriously looking to source this out to a PM. Everybody has to make a buck but I’m hoping that a good p.m. can get more rentals to offset the costs. Anybody Have a referral for this area. And for anybody that switch to a PM do they get you more rentals to offset the cost?

Sarasota Fla area. I have a couple of multi families that Only have one water meter and I pay the bill. Does anybody know of a company in the area that can Individually meter each unit?

We own properties in Central Connecticut and see new ones that come on the market that will earn a cash on cash return of 8%+. If you market direct to owners, you can get the cash on cash returns at 10%+, especially with owner financing. The problem is, population has been flat for 30 years so there is not much appreciation.

8 units being commercial is a different underwriting procedure then residential with the 1% rule, but, you can get a very quick idea of the valuation within seconds with the 1% rule. When you do the complete underwriting though and are familiar with the area, you can factor in any value-add opportunities, financing available (this is big) gentrification etc. The 1% is a very unsophisticated, very quick calculation and then you need to dig in to what is going on.

Charles. IF I got a deal and the right price I would look for owner Financing what would be the going rate and terms at this time ?
