What is the minimum amount you would go after to make it worth your time?

Then I'd go with seller financing every time...depending on the terms I set.

best terms I could get from buyer is

If you are the seller take the cash. You then control your money. If you finance and the borrower goes delinquent then you will have to deal with that.
