Need somebody with experience and wisdom. I have a 2/2 nice unit. $1285 month. Single tenant is a great candidate. Money is there and 7 years at current job and 6yrs at current address. He wants a move in date of April 15.... 5 weeks always!!! Would you accept this? What is normal? Pat now and move in 4/15? Meet half way?

Your realtor is an idiot. Fire them. The ONLY reason I wouldn't charge them rent starting today is if the place were in an extremely hard to rent area that typically takes a few months to fill a vacancy. Otherwise, rent starts today and I don't care when they move in.
