I really struggling to figure out best way to go here is the math. I hope I can be clear for you to follow. 

basically I have a all cash offer or owner financing for same price 

Looks like cash office is better ?? 
i have assumed the same rate if I invest the cash into the market for same amount of time and also if I invest to down payment in market

I’m looking for a RE professional that can give me advise on selling. 
4 plex purchased in 2016 for $450k

(4.875 /30yr)

Invested $125k in upgrades (paid cash for upgrades) 

$6250 in current rents ( approx 2k monthly cash flow) 

Could sell for approx $825k 

Should I take advantage of the market prices and sell and put profits into market?

Looking for someone with experience. Fla market is hot  we have units that could rent for $1750 and current tenant is at $1385 and has been there for 4 yrs with no problems. What do you do?

Potential tenant wants to know if they can have 3 names on the lease. is this to my advantage or should I only be one person responsible for everything?

Anybody have experience with purchase of Commericial storage units. I have been offered to purchase a multi unit Commericial storage complex. Not sure how many units (various sizes)

Income is $5500 /month What would be an acceptable purchase price

In our area rents do not go up and there is no appreciation

How can you prove in court that a tenant is breaking the lease by having extra people moving into the unit?
