The wholesaler failed to fill the contract correctly. All the properties we put under contract say for instance: Same As Cash, LLC (My company) or Assignee.

I then go ahead and explain to the seller that I may assign the contract to one of my other companies or to one of my business partners or to another real estate investor from my network. The seller gets the felling that regardless of who is closing they are getting rid of the property. I then go ahead and properly assign the contract to whoever is buying.

Never had an issue in the past, also we walk away from problematic sellers since we only put anywhere from $10 to $500 the most on escrow with the title company and if another party is getting the contract assigned, we then put their money to lock the deal into escrow for the assignment fee with the Title company as well.

Good wholesalers are problem solvers not just assignment fees junkies like I describe the bad ones, unfortunately there is lack of good wholesalers due to lots of newbies trying to get into this business without putting the necessary efforts and money for education and marketing.

@David Bokman nailed this one with 100% accuracy, don't bother doing less than 6 months worth of marketing campaign, I tried post cards and basically I felt like we threw our money away. Now we only use hand written letters and would not do it any other way. 

We do not drive for dollars anymore, we only do direct mailing and pay per click.

Hay Jared, 

It looks like you have your niche pinned down and I want to congratulate you for that, for many of us, it takes us years to identify our niche market. I would suggest on creating a network of real estate investors in your area, there are landlord associations and groups, and you could benefit from becoming part of those groups, also getting a few rental properties under your belt if you have not done that yet would be good for you, you need to walk the talk basically. You will learn how to help those motivated investors a lot more if you experience being a landlord as well. 

Ultimately, create a marketing campaign to target your niche group, it will pay off in big dividends, focus on finding the deal and money will follow.

I would not do that deal the way you are presenting it. I would say NEXT and keep on looking. Do not get emotionally attached to a property especially if it not yours!!!!!!

Attend as many Investor Networking meetings in your area, you will find plenty of investors thirsty for Deals.

Make Sure to go to a hard money lender and get pre-approved for transactional funding, this will make you a legitimate investor, they will collect a fee of the deal, the hard money lenders will help you move the deal if you put one on contract and you will have their full support (They want to Lend on those properties as bad as you want to make an assignment fee). 

You may also find an experience wholesaler that has track record so you can share those first few properties and get some experience with them, the last thing you want to do is not move that deal after you have it on contract, the main porpuse of a wholesaler is to make a profit while solving the distressed seller problems.

I used to buy from wholesalers, then the deals were not as good and decided to become a wholesaler just so I can find my own deals without having to pay overpriced premiums.
