@Jim Means that's exactly what I do, We do 10$ EMD to title company (You have no idea how many problems we find during title search because the owners do not disclose the truth many times) , but on my offers there is no contingency as I am willing to buy the property myself to flip it 90% of the times, we only wholesale a few to other friends and investors. At the end of the day the real job of a wholesaler is to solve that home owner's problems and make a profit while doing it. Many people get it backwards, that's why those people under stress are willing to do almost anything to get rid of the problem (property). Some times we do 100 some other ones 500 it all depends on the condition of the property as well.

@Simcha Davidman seek for a local wholesaler and learn the trade, you will get the best deals that way, I agree with @Judy Parker when she suggests to start with Single Family, what if you really don't like being a landlord of one family, how will you handle multiple? 

Work on a direct marketing campaign and target the area you want to have or move properties at, look for a mentor in the area as well, you will save thousands of $$$ in the future. 

Feel free to reach out if you have a specific question, I find 70% of my deals doing direct mailing, a good wholesaler can make a lot more money that some of the best flippers I knowand I am a flipper as well. There is nothing wrong with putting in the leg work and getting after it, it all pays off anyways. Best of Luck to you!!!!!!!

Hi Elon, 

Welcome to BP!, you should get pre-qualified first with a Hard Money Lender, understand how the process work first , find a mentor in your area and learn the process before you go get on a property. After you have been pre-qualified and found a mentor, then I would recommend that you aquire your first property. Look for the local REI club.

I have been to Norway @James Taylor Bergen and Stord, I have no clue on how the market behaves there, but one thing for sure is that there must be someone doing what you want to do there, flipping long distance could be very challenging, if you are going to move to the US then I would encourage you to select a Market you want to get involved with and visit that city and start networking.

Do not risk your mothers assets or networth, your fist flips could go horribly wrong (It happened to me), start by wholesaling and raising your own capital, but DO NOT RISK your parents life savings. 

Get educated and start networking with professionals in your area, ask house flippers to be their helper and learn by helping them outfor free, if they see your help is worth then you will get compensated, thats like going to college without having to pay a dime for it. Is the best way for you to get started before you risk someone elses money.

I encourage you to continue with your goals and seek for advise, If you learn from the pros at the beggining, your future is bright!!!!!!!!

Welcome to BP, get a mentor in the area, make sure he or she has track record, it will be a lot easier on you that way. Do not let people that are not doing it distract you from what you want to do. Sometimes our friends mean the best for us while they want to keep us at their level. Good job on gettting that question out here, get after it and make it happen. Wish you the best.
