File a MOC (Memorandum of Contract) with the county. If a buyer goes to the seller to cut a backdoor deal, the Memo will come up and they will have to negotiate with you. We file memos on every house we place under contract in order to prevent that from happening.

1. Make sure you are buying at 70%-Repairs

2.-Fix in the following order, some steps can be combined.

    2.1 Foundation

    2.2 Roof

    2.3 Electrical

    2.4 Plumbing

    2.5 AC

    2.6 Exterior Painting or Siding Work and Windows

    2.7 Drywall, Texture Paint.

    2.8 Flooring and any tile work.

    2.9 Doors, Trims.

    2.10 Install all fixtures.

    2.11 Install or Refinish Kitchen Cabinets.

@David M. I would suggest the following if you want to do direct mailing.

1.-Select an area to market.

2.-Drive around the area if you can, get used to the neighborhood, understand what's going on in the area.

3.-Create your mailing list. You can use Listsource.com, rebogateway.com

4.-Target what you want to deal with (Pre-Foreclosures-Probate-Tax Delinquent-High Equity-Divorce) you have to know what you want to deal with in order to be more effective on getting the property under contract. Understand your seller so you can help them out by buying or selling their property.

5.-Create a marketing Campaign that you are going to run consistently (Minimum 6 Months) Change the message every month. (Yellow Letters are my favorite, post cards, fb adds, google ppc)

6.-Answer the phone when it rings, this is key.

7.-Establish a follow up system. The money is in the follow up!!!!!

8.-Visit properties, establish rapport and make offers. Find a way to help the seller, adding value will get you properties.

Some times you are better off by yourself than with the wrong women by your side. Just be open to what the universe has in store for you, she will come.

I would just focus on getting the tenant evicted and the property rented again. Shaming the tenant wont bring anything good but more drama.  I have been on a similar situation and is just easier to move on.

@Ayman Elmasik I was on your situation a few years ago, I started flipping houses in the crash of 2008 and only knew how to buy them from wholesalers, at some point I understood that if I wanted to get my own deals I had to start doing my own marketing in order to get the leads directly to us. My suggestion is to start marketing in the areas you want your properties, learn how to qualify the leads, establish rapport and make a bunch of offers. We use direct mailing for the most part and also some PPC and FB Adds. Now we get more deals than we can flip for ourselves and wholesale the rest to other investors. The secret on finding your own leads is to invest in marketing. The key to marketing is being consistent. If you have any questions, feel free to reach out.

Hi Lalita

We use direct mailing as our main source of leads, we mail yellow letters every four weeks and change the message every time. We are receiving calls from letters we sent over two years ago. Make sure you are consistent mailing, the response rate gets better later on on your campaign.
