Get with a Contractor and a Real Estate agent that you can trust. get the contractor to bid on the rehab in order for you to understand what it takes for that property to come up to actual value, get comps from the real estate agent to understand what the property is worth, make an offer based on those numbers and move the property to an investor. Find a local wholesaler and partner and It will be easier.

@Don Konipol they did not tell me, I know they do it. I just collected 210k in one week worth of assigment fees. Not sure if that counts. We are flipping another 7 houses and plenty of people from this community know that we do it. Just because you dont see it possible or have not met someone that does it, does not mean it does not exist. Some of the biggest wholesalers and flippers in the country live right here in the Houston area.

So many of you got the wholesaling concept twisted. My job as a wholesaler is to help the person I found under stress (In which I have invested Marketing Money) to move that property quick by us purchasing it or by someone from my network to get it in 30 days or less. Wheather we make 5 dollars or 50K on the transaction is completely up to us beacuse at the end of the day all I am working for is to solve that persons problem and to make money while we do it. One of the many issues today is that a lot of brokers or agents (Not all of them) all they want is to get a listing and hope for the best for a buyer to find it and move it.  it is why many wholesalers make 7 figures a year while realtors are only subject to the comissions stipulated on their contract. Wholesalers are problem solvers and negotiators, while many realtors are just listing agents, the best realtors in the industry know how to wholesale as well, and the difference in between the succesfull ones and the others, is the networks we are able to build to move properties quick.

Find the deal, Money will flow!!!!!!!!!!!! Like @Account Closed mentioned, who controls the property, controls the deal. Become a wholesaler first, partner with others, find a mentor in your area most importantly.

Drive around the area you want to work as a wholesaler or rehaber and call every bandit sign you find and ask one of those for mentorship. Many of them will be happy to show you the way while sharing some profits.

@Benjamin Cowles find a mentor in your area, it will save you time and money, make sure they have track record, you will learn the real deal with them. The only thing I inspect for when putting a property on contract is the extent of the rehab on the mechanical side, (Termite Damage, foundation Issues, Plumbing, Electrical, Roof Replacement) and then on how much I want to spend on cosmetics (Paint, Flooring, Kitchen, Fixtures) etc. If you want to become a wholesaler, you need to put them on contract in as is conditions.
