Absolutely not.  1) Get the book called "If you can't wholesale after this I've got nothing for you" by Todd Fleming. Then follow that to the T. Come here along the way and search and ask for questions. Every question you will have has been asked and answered here already, but you can always create new threads. 

2) Listen to all the podcasts here about wholesaling and spend ALL that money you'd waste on a "guru" in marketing to find the deals. Go from there. It's a numbers game, use all the money to get leads and on the tools to help you get leads (dialers, driving app, database, flyers, posters, ads, cold-callers, door hangers, door knockers etc.)

just saw Chad's post. I agree with him.

I agree with your choices. I'd do a BRRRR or a live-in flip. Or even a regular fix and flip. Without the hard money high interest rate and time constraints breathing down your neck (since your parents are the lenders) you can pay a lil more for the house, cherry pick them etc...

If the tenants have not paid April (may and june too) rent, there is a loophole that allowa you to evict them in LA County only. You have to be willing to forfeit any rent relief that might come from housing is key. Check out the new bill AB 2179 signed into law March 31, 2022.

check with a lawyer. I have a good one for you if you need one.
