All of us would like to live in a $2.4 million home in an exclusive neighborhood but most of us can't afford it.  I think the cold hard truth is to have a high paying job or marry one.

 right, and in this case she's divorcing one, and that has far reaching consequences.

Funny, she makes all the money, the husband doesn't have anything, that is why he wants to sell.

Quote from @JD Martin:

This is what happens when people get divorced. Jointly held property gets split, and if she doesn't have $400k to shell out in order to hold the asset and buy out the other partner she'll have to sell. Where can she get $400k? Probably nowhere based on what you put in your post. You never mentioned what kind of monthly income she has coming in.

 She has $10,000-$12,000 coming in.

@Brad S.

unfortunately none of those options would put about $400,000 in her husbands hand. Remember he wants to sell for the money.

Hi,

A friend is getting a divorce and her husband wants to sell the house to get his share of the profits. She'd like to stay in it. The house is in an exclusive area in los angeles. It needs comestic work on it. ARV after it is fixed up is 2.4 mil. The payoff is $800,000. She can't refi, her credit isn't great. The current mortgage is $5500 per month. An agent has already been by and said he'd move her into an airbnb, fix it up, new floors, paint, etc... and he'd list it and help her find a new house. She is thinking about that, but would like to keep the house ideally. Could a hard money loan help? What about a note buyer?

What creative stategies could work?

Thanks.

Quote from @Susan Rauch:

I got the seller disclosure package and went to complete it,  through a package called "Glide".  The program helpfully suggested that in order to obtain excellent assistance in filling out the form, that I pay $100 for the "pro" package.  I declined and didn't have much trouble filling out the disclosure.  But my question is this.  If the brokerage (which markets itself as upscale) thinks this is a good program, and its worth $100 for "assistance", why on earth are they asking me to pay $100 when I'm paying nearly $80k in commissions?  I haven't mentioned this to my realtor yet but it really bugged me.

Ask them and let us know what they said. Sometimes these high end places don't value the client like I do (independent). Or maybe it was an oversight.
