I would hire a title company to check and make sure that the title is free & clear with no liens and open up escrow so they can hold the money, then just have a lawyer write up a contract/promissory note for both of you to sign and then put that in escrow. BOOM. Hit me up if you have more questions.

Propstream sucks for skiptracing. See if you can't get title access buy offering business to a title company then you can look at the deeds. I also use truepeoplesearch. I've used skiptracers on fiverr too.

Take a contractor with you on your first few deals, actually a few contractors and you'll get the hang of it. it varies by city, state. out here (los angeles) I am OK if I do about $90 a square foot. It seems to always be a bit over, but better safe than sorry. if my numbers work at that price, I know they will look beautiful at a lower price. You have to find your number for your area. good luck.

Welcome. Yes, start listening to a ton of podcasts on wholesaling. take notes about how others started. If you don't have money, start making some and SAVE, SAVE, SAVE. If you do have some, then learn, learn, learn, learn and jump right in. Also, get that book -

Dude, just listen to a podcast a day on what you want to do while you are away. So if you want to fix and flip, listen to a ton of podcasts on that and start building up knowledge. You don't have to spend tons of money, use that money to buy something and learn that way. When you are the real deal people will help you along the way. my 2 cents.

See if you can find some big houses within 1 mile. Then get an average sq ft price, then multiply the sq ft price by your sq ft.
