A GC is generally a project manager that aligns resources, labor and schedule.  They are legally allowed to pull permits, do contract work for others and have some financial risk at stake.  Generally, a GC is not licensed to do electrical, plumbing and mechanical.  They sub-contract to those specialties to do the work.  

A skilled investor knows when to use licensed and/or unlicensed workers and establishes relationships with the good ones.  

Good work is not cheap and cheap work is not good.

Why do you want to make it legal? Shoot, just fix it up real nice and rent it out and when you go to sell it, it's only a problem IF the new buyer doesn't want it. If they don't want it, then just pay the penalty which is going to be prolly $20,000 at the MOST, which is a lot less than $300,000. All the illegal units I have sold on properties the new buyer was happy to get it. They were going to rent it out too and did not care whether it was illegal or not. Before all the goodie too shoes with a lot of money run in here and talk about a tenant getting injured or suing you for renting an illgeal structure, even if they KNOW it's illegal you can settle with them and it'll be a lot less than $300,000. Yes all of this is a risk, but sometimes people take risks.  If you got it like that and the numbers work out, Then go for it. If not, pay the possible fine with you have to sell and call it a day. Just my 2 cents.

Would you be interested in a newbie? I know someone who's been looking for something like this and would love to do it, but has no experience, you'd have to train her. What she lacks in knowledge, she'd make up for in enthusiasm, willingness, eagerness and desire.

I have seen those also. I'd be curious to know if anybody has ever actually tried using one.

I see Bitcoin ATMs in the hood now. I was shocked when I saw the first one at a gas station in the hood. Won't be long before they pop up in the liquor stores in the hood. I am in L.A.

For those saying "NO", Covid has taught me one thing...Never say never. Things can turn how we never thought possible. I went into a bakery yesterday and they had a sign saying "no longer accepting cash." It's possible.
