Hi Miss Norman, I recently go my inspector license and are a investor. Actually I got it after few arguments with realtors about issues on houses I was looking. I was told that in order to claim any repairs I needed a Inspector Report, so I got it. Done few inspections but like you said it is fairly inexpensive. KNow I will be reaching Realtors,  mortgage brokers, Attorneys, Insurance, Etc.. to get some inspections and at the same time network with more real estate professionals. Let me know how it goes. I use InterNACHI and don't forget to become a member of FABI.

A new legal update regarding tenant screening was just unanimously passed by the Minneapolis City Council.

  • Landlords may not use misdemeanor convictions older than 3 years for screening tenants
  • Landlords may not use felony convictions older than 7 years for screening tenants
  • Landlords may not use other worse convictions older than 10 years for screening tenants (I’m foggy on exactly what that means though)
  • Credit Score may not be used as a criteria to approve/deny a prospective tenant   ...WHAT!!!!!!
  • Security deposits are now capped at one-month’s rent

HI and congrats, no worry to much, get some estimates on the roof, once you have a contract and schedule the reroof most insurance will go ahead or mortgage companies with the closing.

Very Good report,  Jon Reed guide you in the right direction.

On this report pay attention to the red notes those will be the most critical ones, but I see ceilings water stains, the roof need repairs unless they are old. Budget for AC replacement you need one, he mention near or at end of life, R22 is obsolete and super expensive now days. GFCI are safety/liability issues specially for rentals.

About the roof sagging, it happens, I will be more concern about multiple shingles layers, you will need a new roof covering, get a roofing company, sometimes they wont even charge for the inspection as long as you hire them.
