I like Henley comments, she hit the nail dead center, Love it, All those items should be in the report, as for 100 year old expect the worst but don't be afraid. Also check for Radom and lead paint contamination. Good luck and live life with passion. :-)

Hi BP community, I am looking for a good CPA/adviser individual or firm, with good knowledge on Probate, trusts (court controlled trust), real estste investments , wealth management and with day traders in the Fort Lauderdale or south Florida area . I have one right now, he is ok but terrible adviser my Financial Advisor is better, hard to communicate with him.

Hi, Most of this investors do have knowledge of what kind of damage and how much it will cost this is why they go out with no contingency. If you have the time go to nachi.org they have tons of free videos on different systems and what to look for, it will give you a good educational perspective of what to look for.

Hi, Joseph, and Steven. both this guys are right. It is all about time but always have a contractor or inspector go over the house to make sure you don't have any surprises. You can send me a PM and discus some of the issues you can encounter here in South Florida. Also check out Nashi.org to get some info about home inspection and what to look for.

HI Adrian, as the inspector said, 5 years life expectancy, this will be like "it's holding but it is very old" usually when we give them 5 years is because there is no sign of leak or damage but it needs replacement very soon. I will suggest to replace the roof covering and have your mind and tenants in peace. Murphy laws, when you least expected or are short of cash, roof leaks will come. Is like the know this stuff. consult with this contractor and get a second opinion, it might be better for the future to update all of it. Good luck
