Interpreting Inspection Report

I am in the process of purchasing my first investment property (a duplex that I will house hack). I just got the inspection report and have attached the summary. I was wondering if any of you more experienced investors could take a look and give suggestions as to how I should proceed? (Are any of these issues deal breakers/very costly to fix; should I have the seller fix any of these issues; should I try to negotiate on price due to any of the issues?)
